Terms & Conditions

1. Scope of Work

Work will be performed per the written estimate or proposal (the “Agreement”). Only items listed in the Agreement are included.

Any modifications must be approved in writing as a Change Order and may impact price and schedule.

2. Scheduling & Access

Customer agrees to provide clear access, including moving vehicles/obstacles and granting entry to work areas.

Customer provides on-site water and standard electrical power at no cost. If unavailable, Wesco may supply temporary utilities at an additional charge.

3. Site Preparation & Safety

Customer will secure pets, valuables, and fragile items, and notify neighbors/HOA when required.

Wesco follows industry safety practices. Areas under work may be taped off; please keep people and pets away until cleared.

4. Materials & Colors

Unless stated otherwise, materials meet or exceed manufacturer specifications.

Color selection/approval is Customer’s responsibility. Sheen and light can affect appearance; sample approvals are recommended.

5. Unforeseen Conditions

If hidden conditions are discovered (e.g., rot, mold, structural or moisture issues, unstable substrates, prior improper repairs), Wesco will notify Customer. Additional work requires a paid Change Order or may be excluded from scope.

6. Pressure Washing & Chemical Use

Stains from rust, irrigation, oil, tannin, and biological growth may not fully remove.

Some detergents/acidic cleaners may etch or lighten surfaces; Wesco will use professional judgment to minimize risk and will obtain consent when stronger methods are required.

7. Painting & Coatings

Surfaces must be sound, clean, and dry.

Hairline cracking, efflorescence, and chalking may reappear over time.

Manufacturer warranties apply to their products; Wesco’s workmanship warranty is detailed in the Limited Warranty section.

8. Stucco Repairs

Texture matching is performed to blend into surrounding areas; due to age and finish variations, an exact invisible match cannot be guaranteed.

Structural movement or active water intrusion will void repair warranties.

9. Customer Responsibilities

Remove/cover personal items; provide bathroom access (if requested), parking for vehicles/trailers, and HOA approvals if required.

Notify Wesco in writing of any property elements that are fragile or of unusual value before work begins.

10. Property Protection & Limitations

Wesco masks/protects work areas as practical. We are not responsible for pre-existing conditions, latent defects, failing substrates, or damage caused by active leaks, pests, or prior workmanship.

Landscaping overspray/drip risks are minimized, but plants may experience temporary stress from washing/chemicals.

11. Photos & Marketing

Before/after photos or short video may be taken for documentation and quality control. With Customer’s consent (see checkbox on forms), images may be used in marketing without identifying the address.

12. Payment Terms

Unless otherwise stated, a deposit may be due at scheduling; balance is due upon substantial completion.

Late payments: the lesser of 1.5% per month or the maximum allowed by law. Returned payments incur a $35 fee.

13. Non-Payment & Lien Rights

Customer acknowledges Wesco’s right to file a Claim of Lien for unpaid balances.

Customer agrees to pay collection costs, filing fees, reasonable attorney’s fees, and costs of enforcement, whether before suit, at trial, or on appeal.

14. Cancellations & Rescheduling

Please provide 48 hours’ notice to reschedule. Weather delays may shift start/finish dates; Wesco is not liable for such delays.

15. Warranty

See the Limited Warranty. No other warranties are expressed or implied beyond those stated.

16. Limitation of Liability

To the fullest extent permitted by law, Wesco’s total liability for any claim is capped at the amount Customer paid for the specific work giving rise to the claim. No incidental, consequential, or special damages.

17. Force Majeure

Wesco is not liable for delays or failures due to events beyond reasonable control (e.g., hurricanes, severe weather, supply chain issues, labor shortages, acts of God).

18. Governing Law & Dispute Resolution

This Agreement is governed by Florida law.

Disputes: good-faith negotiation → mediation in Manatee County, FL → if unresolved, either small-claims action or binding arbitration under AAA Home Construction Rules.

19. Entire Agreement & Acceptance

The Agreement, these Terms, and any signed Change Orders constitute the entire understanding.

By signing the proposal/estimate, paying a deposit, or allowing work to begin, Customer accepts these Terms.

Privacy Policy

1. Who We Are

Wesco Home Solutions (“we,” “us,” “our”) provides exterior cleaning, painting, stucco repairs, and roof coating services in Florida.

You provide: name, email, phone, address, project details, photos, messages, payments (processed by third-party).

Collected automatically: device/browser data, IP address, pages viewed, referral source, approximate location.

Cookies & similar tech: used for functionality, analytics, and advertising (e.g., Google Analytics/Ads, Meta).

3. How We Use Information

Respond to inquiries, schedule work, send estimates/invoices, and deliver services.

Improve site performance and user experience.

Marketing communications (you can opt out anytime).

4. Legal Bases (if applicable outside the U.S.)

Consent, contract performance, legitimate interests, and legal obligations.

5. Sharing & Disclosure

Service providers (CRM/LeadConnector, email/SMS, payments, analytics/ads) under confidentiality agreements.

Compliance with law, protection of rights, business transfers (e.g., merger/sale).

6. Payments

We do not store full card details. Payments are processed by third-party processors who comply with PCI standards.

7. Retention

We retain data as long as needed for services, legal obligations, and dispute resolution, then securely delete or anonymize.

8. Your Choices

Opt out of marketing by clicking “unsubscribe” or replying STOP to SMS.

9. Rights for Certain Regions

Our services are not directed to children under 13. We do not knowingly collect their data.

11. Security

We use reasonable administrative, technical, and physical safeguards. No method of transmission or storage is 100% secure.

12. International Transfers

If data is transferred outside your region, we use appropriate safeguards (e.g., Standard Contractual Clauses) where required.

13. Updates

We may update this Policy periodically. Changes will be posted with a new Effective Date.

Limited Warranty

1. Overview

Wesco Home Solutions provides the following limited workmanship warranties. Manufacturer warranties apply to their products and may offer longer coverage; we will provide product documentation upon request.

This warranty is the exclusive remedy and is non-transferable unless agreed in writing.

2. Coverage Periods (from substantial completion)

Exterior Painting: 3-year limited workmanship warranty.

Interior Painting: 2-year limited workmanship warranty.

Stucco Repairs (patch/texture): 1-year limited workmanship warranty on the repaired area.

Roof Coatings (application workmanship): 2-year limited workmanship warranty.

Manufacturer roof coating: coverage per product literature (often up to 10 years when installed to spec).

Pressure Washing/Cleaning: No warranty on re-growth of organic matter; we stand behind workmanship at completion.

3. What We Cover

Peeling, blistering, or flaking paint due to improper surface prep or application by Wesco.

Premature coating failure directly caused by our workmanship.

Stucco patch cracking due to normal curing (hairline) will be addressed once within the coverage period if caused by our mix/application.

4. Exclusions (common industry standards)

Acts of God (e.g., hurricanes, tropical storms, lightning), flooding, wind-driven rain, or water intrusion through roofs/windows/doors.

Building movement/settlement; structural or substrate failure; active leaks; vapor drive or moisture behind walls; efflorescence; rust bleed-through; tannin; chalking; fading due to UV exposure; mildew or algae re-growth.

Previous coatings failing, incompatible paints, or unknown contaminants.

Customer-supplied materials; damage by others; neglect or lack of maintenance (e.g., clogged gutters, irrigation spraying walls).

Traffic/impact/abrasion damage; pet/child activity; pressure washing after completion by third parties.

Exact color/texture match limitations on patch areas.

5. Maintenance Requirements

Gentle cleaning with low pressure and mild detergent; no abrasive pads or harsh chemicals unless recommended.

Maintain caulking and sealants; correct irrigation overspray; promptly address leaks.

Follow manufacturer care guides for coated roofs and painted surfaces.

6. Claim Process

Email [email protected] within 14 days of discovering an issue; include photos, address, and invoice/estimate number.

We will inspect within a reasonable time. If covered, we will repair the specific affected area (touch-up or recoat) at no charge.

Repairs do not extend the original warranty period.

7. Limitation of Liability

To the fullest extent permitted by law, Wesco’s liability is limited to repairing the affected area or refunding the portion of the contract price allocable to the defective work—at Wesco’s option.

What surfaces can you safely clean?

We clean siding, roofs, concrete, decks, fences, gutters, and more. We adjust our equipment and techniques based on each surface to ensure safe, effective results.

Do you use high pressure on all jobs?

No. We use soft washing for delicate areas like roofs and siding, and high-pressure washing for tougher surfaces like driveways and patios.

Is power washing safe for my home?

Yes, when done correctly. We’re trained to use the right pressure and eco-friendly solutions to avoid damage and get the best clean.

How long does the cleaning take?

Most residential jobs are completed in a few hours. Larger or commercial projects may take a full day — we’ll give you a clear timeline upfront.

Do I need to be home during the service?

Not necessarily. As long as we have access to the areas being cleaned and a water source, we can complete the job while you’re away.
