Concrete tile is everywhere on Florida’s West Coast, and it lasts a long time. The color on top of it does not. After years of sun, rain and humidity, a tile roof fades, turns chalky, and picks up black algae streaks, and the whole house starts to look older than it is.

Tile roof painting (the industry also calls it roof coating or roof restoration) brings that color back and adds a protective layer on top of the tile. Here is what the work involves, when it makes sense, and what actually drives the price.

What roof painting actually is

Roof painting is not the same as rolling house paint onto tile. A proper job uses a coating system made for roofs: products designed to bond to concrete tile, flex with heat, resist UV, and shed water.

We use Sherwin-Williams and Nationwide Coatings products, matched to the roof. Nationwide Coatings is a local manufacturer, based right here in Sarasota.

A finished coating does three jobs:

  • Restores the color, so a faded, blotchy roof looks even and fresh again
  • Seals the tile surface, which slows water absorption and algae regrowth
  • Reflects sunlight, which can help keep the attic cooler, especially with lighter colors

When painting beats replacing

A roof coating is not a fix for a failing roof. If the underlayment is worn out or the roof deck is damaged, a new roof is the right call, and we will tell you so.

But many tile roofs in Manatee and Sarasota Counties are structurally sound and simply look tired. For those roofs, cleaning, a few repairs and a quality coating can restore the look and add protection for years, often for less than a full replacement.

Signs your tile roof may be a good candidate:

  • Faded, chalky or uneven color
  • Black streaks or algae that return soon after cleaning
  • Tile that looks porous or weathered, but is not widely broken
  • A roof that is sound underneath, with no active leaks

How the work is done

Every roof we coat follows the same basic order. Skipping a step is how coatings fail early.

  1. Evaluation. We get on the roof and check the tile, flashing, valleys and fasteners, then tell you whether coating makes sense.
  2. Soft wash cleaning. A low-pressure roof cleaning removes algae, mildew and chalky residue so the coating can bond. High pressure can crack tile, so we do not use it here.
  3. Repairs. Cracked or slipped tiles get replaced or reset, and failing sealant gets redone, before any coating goes on.
  4. Primer or sealer. A roof primer seals the porous tile surface and helps the color coats grip.
  5. Color coats. The color is applied to the manufacturer’s specifications for full, even coverage.
  6. Protection and cleanup. Garage doors, walls, windows, screens and plants are masked and covered while we spray, then everything is cleaned up and checked.

Most homes take one to three days of roof work, depending on size, repairs and weather.

What drives the cost of roof painting

We do not publish a flat price, because two roofs on the same street can be very different jobs. These are the factors that move the number:

  • Roof size. More square footage means more material and more labor.
  • Pitch and height. Steep roofs and two-story homes need more safety setup and slow the work down.
  • Roof shape. Hips, valleys, dormers and skylights add cutting-in time.
  • Tile condition. The number of cracked or loose tiles to replace changes the repair time.
  • How dirty the roof is. Heavy algae and old residue take longer to clean properly.
  • The coating system and color. Different primers and coatings cost different amounts, and some color changes need more coverage.
  • Access and protection. Tight lots, pool cages, landscaping and nearby surfaces all take time to protect.
  • HOA requirements. Many communities require color approval before a roof is repainted. It does not change the work, but it is worth starting early.

Why this is not a weekend project

It is tempting to rent a sprayer and do it yourself. Roof coating failures almost always come down to the same few mistakes: poor cleaning, skipped repairs, the wrong product for the tile, or too thin a coat.
